My wife and I are going to start house hunting within the next week. I know lito got himself one and I'm sure there are a few of you who have bought their own place. Any tips that you can provide for first time homeowners? What to look for during inspection, questions to ask, tips about finances, etc. are all welcome and encouraged!

Always get a subject to financing clause put in to the deal. Ask if there is anything that should be disclosed about the house's history (They legally don't have to tell you unless you ask) like deaths, murders, etc. Get a home inspector, and put a subject to inspection clause in the deal. House has a basement? Look for leaks. You DON'T want to try and mess with a damaged basement wall. Which also includes don't buy a house under ten years old. The structure hasn't settled yet, you're most likely gonna have a problem. You got approved for $100,000? Don't go over $80,000.
